Not everyone can find what they need from a book of pre-designed home plans. Unusual lot conditions and/or specific personal requirements may call for a unique design. The custom design process can be accomplished by fax, phone, e-mail, or in person, and follows three stages:

• Initial Consultation: At this stage we gather information and exchange ideas. It's best if you have the legal survey and topographical survey for your lot, as well as a good idea of the total square footage, room sizes, and design details that you would prefer. If it is a controlled subdivision, we also need a copy of the design guidelines. There is no charge for consultation at any point in the custom design process. You will be given a firm quote for the job based on a price per sq.ft., and we would require a deposit for the work to be done before proceeding.
  
• Preliminary Stage: The "preliminary" is a drawing of the front view of your home and a rough floor plan layout which indicates the location of walls, windows, doors, and appliances, and the size of rooms and the total floor area. We draw the preliminary before proceeding to the final drawings to ensure that all of your requirements have been met. We discuss the drawings with you and then give you a copy to study at home. If you need to make adjustments at this time, we will draw a revised preliminary.
  
• Final Drawings: Once we have your approval on the preliminary, we proceed with the final working drawings. The balance of the quote is due upon completion. You are supplied with eight copies of the drawings, two of which will be submitted to your local building authority for a permit, and the rest to your builder and trades people.

Builder Services: For our most frequent customers, we have created a number of no cost and low cost services designed specifically to alleviate your planning pressures. For example, send us the legal survey for your lots, as well as your preferences regarding size and style, and let our experienced staff assemble a suitable selection of home plans for your perusal. Using the computer, we can draw each lot and position any of the selections on any lot so that you can see how they fit. There is no charge for this service!
